Home Inspections Across Baton Rouge Neighborhoods

From 1940s bungalows in Mid City to newer homes off Highland Road, Baton Rouge has almost every era of Louisiana construction in one parish. That range is exactly why a one-size-fits-all inspection doesn't work here.

Your Baton Rouge Home Inspector

Baton Rouge is home base for Rock Solid Inspections. We inspect houses in established neighborhoods like the Garden District, Southdowns and Mid City, where many homes were built before modern plumbing and electrical standards, and in the newer subdivisions in the southeast part of the parish where the questions are more about workmanship and drainage.

Every inspection runs 3–4 hours and includes thermal imaging and moisture readings, and you get a photo-documented report the same day — useful when you're working inside a tight inspection period.

What We Pay Close Attention To in Baton Rouge

Every home gets a full inspection. These are the local issues we see often enough to look at extra carefully.

Older drain lines

Many pre-1980 Baton Rouge homes still have cast iron or clay sewer lines. Roots, cracks and sags don't show from inside the house, which is why we often recommend adding a sewer camera inspection on older homes.

Clay soil and foundation movement

Much of the parish sits on clay soils that swell when wet and shrink in dry spells. We look for the signs that movement leaves behind — cracked brick, sticking doors, sloping floors and gaps at trim — and note when a structural engineer should take a closer look.

Original electrical and plumbing

In older neighborhoods we regularly find outdated wiring methods, overloaded panels and aging supply lines that have been partly updated over the decades. We document what's there so you know what to budget for.

Moisture and past flooding

Parts of the parish took on water in 2016, and our humidity is hard on crawlspaces, attics and HVAC systems year-round. Thermal imaging and moisture readings help us spot signs of moisture behind finished surfaces without any invasive testing.

Baton Rouge Home Inspection FAQs

Yes. Older Baton Rouge homes are a big part of what we inspect. We pay extra attention to the original electrical, plumbing and drain lines, the foundation, and any additions or renovations, and we'll tell you plainly which findings are typical for the age of the house and which need attention.

On homes built before about 1980 we usually recommend it. Cast iron and clay sewer lines can crack, sag or fill with roots, and those problems aren't visible during a standard home inspection. The camera inspection is a separate add-on service.

You receive your photo-documented report the same day as the inspection.
