4 Point Insurance Inspections

A four point inspection evaluates the major 4 systems of the home and assesses them for risk. This is not a full home inspection. 4-point inspections are requested by lenders or insurance carriers prior to renewing coverage, if you are changing policies, or if you’re buying a new home and need to insure it. If you’re buying a home that is more than 30 years old, make sure to ask your prospective insurer if a 4-point inspection will be necessary. If so we can be sure to include all the necessary details as we complete your residential home inspection.

What to expect during your 4 point inspection

The job of the 4 point inspector is to assess risk and provide a report of your home’s condition to your insurer. In southeast Louisiana, a 4 point is a great way to quickly mitigate policy risk in any home, but especially those that are older. In about an hour, our licensed home inspector will evaluate your home and get the insurance process started for your home. Certain repairs will be required and are at the discretion of your insurer(but likely you will have to repair them all), so be sure to do a preliminary check for defects before the inspector gets there.

How to prepare for your 4 point inspection

  • Electrical

    Keep an eye out for exposed wiring around the house. Also, recalled panels like Federal Pacific, Zinsco, or Bryant and Bulldog are major red flags for insurance carriers. Other defects such as older knob & tube, cloth covered, or aluminum wiring are also of concern.

  • HVAC

    Make sure to check the operation and proper performance of your units. If you haven’t in a while, this could be a good time to have your HVAC system serviced.

  • Plumbing

    Be on the look out for leaky pipes or materials such as polybutylene, galvanized steel, or lead. These may cause coverage to be denied in full or part(i.e. covered w/o water damage).

  • Roofing

    Check your attic for active leaks, and observe your roof for any damages or deterioration in the roof covering. Typical serviceable ages include 20 years for asphalt roofs, and 40 years for metal roofs.
