Why get something new inspected?
New construction inspections are a full residential home inspection geared towards new construction homes. Builders are required by law to have a warranty period in the event that their construction is not up to modern building standards, and to make sure that any issues that arise(see below timeframes) are not at the expense of the homeowner. Just because it is new does not mean that it is built well, or to last. New construction homes have not withstood a critical test - the test of time. Our job is to thoroughly evaluate the home during our pre-closing inspection, and to follow up with an 11 month warranty inspection to make sure we catch big issues your builder may have missed early and while they are under your builder’s warranty.

What does my warranty cover?
Builder’s warranties vary with the builder, however there is a legal requirement that builder’s must adhere to as a minimum. Below is a summary of the builder’s requirements at different points in the age of the home. Warranty Timeline

During the build
Any and all defects not consistent with your building contract. From the grading, to hidden issues behind the drywall, the framing of the home, to the dishwasher that’s installed wrong. This is the time to catch the major issues while they’re exposed and the builder is still on-site.

1 Year
One year following the warranty commencement date, the home will be free from any defect due to noncompliance with the building standards or due to other defects in materials or workmanship not regulated by building standards.

2 Years
Two years following the warranty commencement date, the plumbing, electrical, HVAC(besides appliance related) will be free from defects due to noncompliance with building standards or defects in workmanship not regulated by building standards.

5 Years
Five years following the warranty commencement date, the home will be free from major structural defects due to noncompliance with the building standards or due to other defects in materials or workmanship not regulated by building standards.

A new construction inspection typically takes between 1-3 hours depending on the size of the property and the type of inspection being performed.

We use industry leading Spectora software to deliver your report. We deliver the report same day to the email that you provided us, and it will be available to view once your invoice is paid. From there you can download a pdf copy, view the online HTML document, or print.

We encourage you to be present for the recap of the report at a minimum, and we are available for phone calls to answer any questions you might have if you can’t be present.

This is a full residential home inspection that addresses all the major systems and components of the home. At this point the build is still under construction, so this is where you want to make sure all the finishing touches are done right before the home is built and enters its warranty period(which usually doesn’t cover minor finishes).

This is where issues like plumbing leaks, roof leaks, electrical issues, appliance issues, and foundation problems can become apparent. After the 1 year period, many of these issues are now your responsibility to take care of, so this is one of your last chances to get those things fixed without it becoming your expense.
