Rock Solid Inspections LLC provides residential home inspections with the goal of giving our clients and their agents confidence to move forward in the home buying process. We simplify the inspection process with a thorough inspection that’s delivered to you in “plain english”. Technical jargon is often confusing and unhelpful to our clients, and we do our best to communicate the information you need in a way that is understandable to the average person. We communicate this information to you in our inspection report & after-inspection recap to ensure you can make a truly informed decision that gets you moving forward on “rock solid” ground.

We evaluate the home in the following areas when readily accessible and visible

At the beginning of our inspection, we will assess the general condition of the outside of the home. This includes the grounds, siding, roof, and any additional structures you add on to the inspection(pools, sheds, etc…). We make sure to access all critical areas either by drone, ladder, or visually with binoculars to ensure we maximize our ability to inspect the property. At this point we also will inspect any exterior electrical, HVAC and plumbing components.

Whether by crawling or climbing, we’ll get into the attic and assess the inside of the roof for damage, leaks, or any other concerns. At this point in the home inspection we’ll check your HVAC unit(s), water heater, and the general condition of the attic space. We’ll also be able to see your home’s plumbing system, and evaluate the materials and methods used for water and/or fuel distribution, and any drain/waste/vent pipes.

At this point in the inspection we will evaluate the interior finishes, garage, functionality of built-in appliances, and complete our assessment of the electrical, plumbing and HVAC systems. We take 360 photos at the end of each of our inspection for reference to inspected items, and to document your home before closing.

At the end of the inspection we recommend adding this additional inspection for pier & beam homes that have a crawlspace. We will crawl underneath the majority of the structure to visually assess the home’s plumbing, subfloor structure, and any other plumbing/electrical/HVAC components that typically go unnoticed.

We deliver a thorough and readable report to you same day - every time. The inspection report includes is where we detail and explain any defects we find during the inspection. Your agent will use this information to facilitate any repairs during the repair request process after your inspection. Home Inspections typically take between 2 to 4 hours depending on the size of the structure. We also take an additional 30 minutes to talk through the report with you to answer any questions you might have.

We use industry leading Spectora software to deliver your report. We deliver the report same day to the email that you provided us, and it will be available to view once your invoice is paid. From there you can download a pdf copy, view the online HTML document, or print.

It is not a requirement, but we encourage clients to be present for the summary of the report to talk over details in person, and to ask any questions you might have. If you are unable to be present, we prefer to give our clients a phone call to discuss our findings and give space for questions.

Absolutely not! A home inspection is designed explicitly for the purpose of informing you of the condition of the home so you can make a good purchase decision. Everything in a home is repairable/replaceable, its just a matter of how much it will cost. Unfortunately we won't be telling you whether you should buy it, that's your decision alone!
