Our Manufactured Home Foundation Certification Inspection involves evaluating the foundation and installed components of manufactured/mobile homes, in adherence to the standards outlined in the “HUD Permanent Foundations Guide for Manufactured Homes.” Our licensed and Internachi Certified Professional Inspector carefully records all pertinent details during the inspection. Under the direction of a qualified engineer, we operate as a Registered Field Inspector to gather the required data, including multiple photographs of the home from specified angles.

Get Your Engineer’s Certificate

Every foundation certificate is issued by Patrick Conroy, P.E. of MFD Home Certifications, US LLC. Patrick has been a practicing engineer for 35 years and is licensed in 47 states. We work with Patrick to expedite the process while still providing an engineers expert evaluation.

Certificate Types

  • Ensure the stability and durability of your home, meeting all necessary regulatory requirements. Receive an engineer's report with 2-3 days of your inspection.

  • Make sure that the additions do not adversely affect the structural integrity of the home. Available as an add-on to our permanent foundation certification.

  • Available as an add-on, this certification evaluates whether this is the first place the manufactured home has been permanently located.

What is a manufactured home?

In June 1976, HUD began requiring all newly built mobile homes to conform to the Manufactured Home Construction and Safety Standards. Soon after, in 1980, the government mandated the term “mobile home” be changed to “manufactured home” in all federal documents in order to differentiate homes built using the new standards.

Confusingly, many in the industry still use “mobile home” and “manufactured home” as interchangeable terms. Technically, the difference is when it was built. Today, manufactured homes are designed better and built with higher quality materials than in decades past.

To indicate compliance with the HUD standards, manufactured homes are required to display a HUD certification label located at the rear end of each section of the house. Mobile homes built prior to June 15, 1976 do not have these HUD certification labels, nor do modular homes.

Certification Timeline

  • Foundation Certification Requested

    Your lender will reach out to you prior to finalizing your loan requesting an engineer's certificate for a foundation that meets HUD requirements, an addition, and/or 1st permanant foundation.

  • Schedule your inspection

    Order the inspection via our website and we will reach out to finalize the inspection. Once the invoice is paid and agreements are signed, we will come out to the property to perform our inspection.

  • Review by a licensed engineer

    At this point, we submit our findings to a licensed engineer who evaluates whether the home meets HUD standards, and prepares an official report. Once the report is completed, you will be notified via email.

  • Follow up with your lender

    Forward the engineers report over to your lender detailing the findings of the engineer, at this point the lender will give follow up instructions as to your next steps.

Frequently Asked Questions

  • In order to meet HUD regulations, this does need to be completed by a licensed engineer, and our certifications meet that requirement! We work as Registered Field Inspectors with an engineering company that specializes in delivering Manufactured home foundation certifications. Check out their website for more information.

  • A HUD foundation certification preliminary inspection is typically is completed within an hour. After that, the engineer will complete a report which is usually done in a few days. Our average turnaround is 3-5 days from when you schedule your inspection.

  • You will receive the final report that your lender needs to continue with your FHA, HUD, VA, and/or conventional loan requirements via email.

  • We will need to gain access to the home to take a picture of the HUD labels that are on the inside of the home. Make sure you or your client are able to be present for the duration of the inspection to answer any questions the field inspector may have.

  • Foundation certification inspections are completed for $395. Additions certifications are done for an additional $75 if needed.

  • This is VERY important: ask your lender specifically what you need! Not all lenders require both certificates, so you don’t want to pay for both if you don’t need them.

    If the lender does not require the additions certificate, do not order it. If you order an additions certificate and the inspection fails, it could unnecessarily hold up closing your loan until repairs are made.

    If your lender requires both certificates, order them at the same time. If you order a permanent foundation certificate and then order the additions certificate after the documentation has been submitted to the engineer, there will be a charge of $250.00 to reopen, review, and reissue the certifications.
